Regeneration of the western part of the Ashton Renewal Area is one of the Council's main regeneration objectives and planning consent has been granted to Ask Property Developments who will create a new business quarter for Ashton by providing around 280,000 sq ft (26,012 sq m) of high quality, high specification offices with leisure and retail uses to be centred around a new landscaped core.

The first phase of this development is making progress having received £14.25m of funding from the NWDA, English Partnerships and European Regional Development Fund (ERDF). The CPO has been approved and demolition contractor appointed whilst tenders have been received for public realm work design. The development is expected to create 2,000 jobs and given its strategic location, St Petersfield is expected to attract many new businesses to the town their first tenant being the Pennine Care Trust.

Construction of a new Magistrates Court facing Henry Square and the conversion of Good Hope Mill shows further progress and other proposed schemes incude the conversion of Hugh Mason House (former Victorian Swimming Baths still known as Ashton Baths) to leisure uses.
